Archibat HR Asia is looking for a Head of Development for a Hong Kongese Investment Group, that is aimed at propelling the investment, development and operation of properties outside China Currently, they have offices established in Sydney, Vancouver, Toronto and Hong Kong.

Reporting directly to the Executive Director, the Head of Development is responsible for the following:

Job Description

1. Real Estate Development Cycle

  • Direct and oversee development activities in Hong Kong.

  • Provide strategic leadership and tactical implementation for the organization’s real estate projects

    pipeline.

  • Produce consolidated high-level executive reports, real estate portfolios, recommending the strategy, and highlighting all critical issues, recommending actions and measures.

  • Produce development and operational business plans including but not limited to market research, due diligence reports, financial analysis, investment strategy, pricing, sale and lease strategy, risk register and exit strategy of the real estate projects.

  • Prepare the deliver strategy of the development, coordinate with and integrate the input from other support functions; technical, legal, finance, market research, sales, and marketing and operation to deliver the project development plan.

  • Provide regular update of the performance of the real estate portfolio based on the market research reports market drivers and trends, statistics, demographic analysis, absorption analysis and competitive set analysis, scenario analysis, the market competitiveness, and supply and demand drivers, risks and approved feasibility hurdle rates.

  • Manage the preparation and regular review of the project specific development and design briefs to ensure its alignment with the project business objectives.

  • Establish, update and regularly report on the consolidated risk register and mitigation measures.

  • Instruct, organize and coordinate all development disciplines with the objective of harmonizing the diversified functions to deliver completed projects in accordance with the objectives established in the approved business plan.

  • Manage the procurement, negotiation and assist in drafting of suitable service or concession agreements and contracts in relation to developing and operating the projects; Marketing, sales, operation, property management, facility management, specialized development related consultants, investment or operating partners, infrastructure or service providers; business and financial institutions; according to company’s policies and procedures and the development approved business plan.

  • Coordinate and integrate the development schedules of various stakeholders into the development program to ensure cohesion and alignment with the approved business plan.

  • Oversee and review preparation of project specific Development and Design briefs to reflect project intent and objectives.

  • Develop and lead the risk mitigation measures to ensure business cases are secured to meet profit and turnover targets.

  • Project Management

  • Instruct, organize and coordinate all development disciplines with the objective of harmonizing the diversified functions to deliver completed projects in accordance with the objectives established in the approved business cases.

  • Manage internal and external teams to ensure that feasibility, program, design, technical, quality and leasing specifications of projects are achieved through to completion and handover.

  • Manage cross-functional relationship with internal and external stakeholders and overseeing tasks assigned to the development management team.

    Legal and Compliance

  • Review local legislations and provide advice on its impact on the development.

  • Review and highlight the risks associated with all the necessary legal documentation relevant to the real estate and development process that needs to be implemented, including contracts, appointments, sales agreements, leases, warranties, performance guarantees, purchase contracts, utilities contracts, master community declarations, owners association declarations, management association documentation, title deeds and other such documentation and correspondence to facilitate and deliver the development.

    Sales and Marketing

  • Set out sales and marketing strategies and manage the implementation plan and its alignment with the market drivers, real estate trends, and highest best use analyses.

  • Endorse and ensure that the sales promotions plan and the marketing and advertising campaigns delivered by the third-party consultants are valid and are aligned with the development program and strategy.

    People Development and Team Coordination

        – Establish the project team and build a qualified multi-disciplinary development management services team. Mentor subordinates with regard to their professional expertise and quality of project execution. Inspire, motivate and guide towards their individual and collective goals for the team.      

Required profile

Education and Experience

  • Bachelor Degree in Architecture, Surveying, Real Estate, or comparable.

  • Full member of relevant professional bodies, such as HKIA / HKIS / RICS or comparable.

  • Minimum of 12 years of development management experience on major real estate development projects in Hong Kong. Primarily master redevelopment and residential projects.

  • Proven expertise in real estate development management, program management, financial analysis, property appraisals, business analysis, financial modeling & real estate market dynamics.

  • Substantial experience managing the real estate development cycle, from project initiation, acquisition, to project structuring, design, construction, sales and marketing strategy planning and operation.

    Desirable Knowledge, Skill and Abilities

  • Well verse of legislation of Hong Kong.

  • Knowledge of best practice in real estate development.

  • Knowledge of government development approvals processes, policies, guidelines and statutory requirements relevant to real estate development.

  • Exceptional communication and negotiation abilities.

  • Excellent analytical skills and strong organizational skills.

  • Good public presentation skills

  • Self-starter with demonstrated high degree of independent initiative.

  • Creative, resulted-oriented, problem-solver.

  • Ability to deal with diverse stakeholders and lead the team to accomplish goals.

  • Ability to work in a fast paced, flexible and multi-task environment.

  • Ability to communicate effectively, both orally and in writing (Cantonese, English and Mandarin).
